These Terms and Conditions apply to all bookings and stays at LEV Collection properties. By making a reservation, you agree to these terms.
1. DEFINITIONS
"LEV Collection" - LEV Collection AS "Property" - any apartment owned by LEV Collection "Guest" - the person(s) staying at the Property "Reservation" - a confirmed booking for accommodation "Booking Confirmation" - confirmation email sent after reservation
2. BOOKING & RESERVATION
Bookings can be made through:
- Our website
- Third-party platforms (Booking.com, Airbnb, etc.)
- Direct contact (email/phone)
By making a reservation, you confirm:
- You have read and agree to these Terms and Conditions
- You have read our Privacy Policy
- All information provided is accurate and complete
- You are at least 18 years old (or accompanied by a legal guardian)
- You understand the Property type and amenities
3. PAYMENT & PRICING
Payment Methods We accept Visa, Mastercard, and American Express.
Pricing All prices are in NOK and include applicable taxes and fees, unless otherwise stated.
Payment Timing
- Flexible reservations made 7+ days before arrival: payment charged 7 days before check-in
- Non-refundable reservations: full payment charged immediately at booking
- All prices are final upon booking confirmation
LEV Collection reserves the right to cancel a reservation if the registered card cannot be charged.
No on-site payment accepted. All payment must be made in advance via our booking system or third-party OTA.
4. CANCELLATION & MODIFICATION POLICY
Flexible Reservations (7-Day Notice) Cancellations made at least 7 days before 4 PM check-in receive a full refund. Cancellations made less than 7 days before check-in are charged 100% of the booking total.
Non-Refundable Reservations Non-refundable bookings cannot be canceled or modified. No refunds issued under any circumstances.
Modifications Date changes are subject to availability and current website pricing. Shortening a stay may result in charges.
Third-Party Bookings Reservations through Booking.com, Airbnb, or other platforms are subject to that platform's cancellation policy. Review their terms before booking.
Refund Processing Eligible refunds are processed to the original payment method within 5-10 business days.
No-Show Policy If you do not check in by 12:00 PM on your arrival date without prior notice, your booking will be canceled without refund. Contact us immediately if you expect to arrive late.
GROUP & CORPORATE BOOKINGS
Group bookings (3+ apartments or 8+ guests) are subject to a separate Group Booking Agreement. Special terms, deposit schedules, and cancellation policies apply. For inquiries, contact us at guest@levcollection.no or call +47 51 30 64 31.
5. CHECK-IN & CHECK-OUT
Check-In
- Standard check-in time: 4 PM
- Early check-in available (before 4 PM): 300 NOK + subject to availability
- Self check-in via digital keyless access
- Access code sent via email before arrival
- Valid ID required (passport, driver's license, or government ID)
Check-Out
- Check-out time: 11 AM
- Late check-out available: 300 NOK (until 1 PM)
- Failure to check out on time may result in an additional night charge
- LEV Community members receive complimentary late check-out until 1 PM
Digital Access Code
- Access codes are personal and strictly confidential
- Do not share codes with unauthorized persons
- Unauthorized use of access codes may result in immediate eviction
- You are responsible for all access to your Property during your stay
Check-In Form A pre-arrival check-in form is mandatory and must be completed before arrival. Without a correctly filled form (including valid ID), entry will be denied. Contact us if you have issues completing the form.
6. HOUSE RULES & USE POLICY
Guest Responsibilities
You agree to:
- Use the Property responsibly in accordance with these terms
- Keep the Property clean and in good condition
- Respect quiet hours (10 PM - 7 AM; reasonable noise expected)
- Not disturb other guests, neighbors, or the local community
- Report any damage immediately upon discovery
Smoking Policy
Smoking is strictly prohibited inside the Property, including balconies and enclosed outdoor areas. Smoking is only permitted in specifically designated outdoor areas (if any).
Violations of the no-smoking policy will result in a penalty fee of 7 500 NOK per occurrence. Repeated violations may result in eviction without refund.
Noise & Quiet
Hours Guests must keep noise at reasonable levels, especially between 10 PM and 7 AM. Excessive noise, parties, or events are strictly prohibited.
Maximum Occupancy
Each Property has a maximum occupancy limit. Exceeding this limit is strictly forbidden. Additional guests must be registered and paid for at the time of booking.
Kitchen Use
- Kitchens are for guest use only
- Guests must wash up after themselves
- Do not leave cooking unattended
- Do not use ovens/stoves in ways that trigger fire alarms
- Misuse of kitchen equipment resulting in fire alarm activation will incur a 10 000 NOK charge for emergency response fees (set by local fire department)
- Any damage to kitchen equipment will be charged at actual repair/replacement cost
Prohibited Conduct The following are strictly prohibited:
- Parties, events, or large gatherings
- Illegal activities of any kind
- Sub-letting or commercial use without written approval
- Damaging or vandalizing the Property or furnishings
- Smoking inside the Property
- Excessive noise during quiet hours
7. PETS
Pet allowance depends on the specific Property. Some properties allow pets with pre-approval only; others do not allow pets.
To Request Pet Allowance Contact LEV Collection at guest@levcollection.no at least 7 days before arrival to request pet approval. Pre-approval is required.
Pet Fees If approved, a pet fee will apply. The fee varies by Property and length of stay.
Pet Owner Responsibility Pet owners are responsible for:
- Keeping pets under control at all times
- Cleaning up after pets inside and outside the Property
- Any damage caused by pets will be charged to the guest
- LEV Collection is not liable for loss, illness, or injury to pets
8. DAMAGES & LIABILITY
Guest Liability for Damage Guests are fully responsible for any damage to the Property caused by negligent or irresponsible behavior. Damage charges will be deducted from any security deposit or charged to the guest's payment method immediately upon checkout.
Damage Charges - Examples
- Excessive cleaning required (beyond normal end-of-stay cleaning): 1,200 NOK + actual cleaning cost
- Broken furniture/fixtures: actual repair or replacement cost (typically 1,500 - 5,000 NOK+)
- Fire alarm triggered by kitchen misuse: 10 000 NOK
- Smoking inside the Property: 7 500 NOK per violation
- Other damages assessed on case-by-case basis at actual cost
Security Deposit
For stays exceeding 14 nights, LEV Collection reserves the right to collect a security deposit (typically 1-2 nights' rate) at check-in via credit card pre-authorization.
The security deposit will be released within 10 business days of checkout, provided no damage charges or additional fees are incurred.
LEV Collection Liability LEV Collection is NOT responsible for:
- Loss, theft, or damage to guest belongings
- Damage to vehicles or personal items
- Service interruptions beyond our control
- Accidents or injuries (unless caused by LEV Collection negligence)
- Environmental factors (water damage, weather, etc.)
All guest property is the sole responsibility of the guest.
9. GUEST CONDUCT & TERMINATION
LEV Collection reserves the right to:
- Refuse check-in if the guest or their guests are behaving illegally or disruptively
- Immediately terminate a stay without refund if house rules are violated
- Charge applicable penalties and pursue legal action for violations
- Refuse future bookings from repeat offenders
- Enter the Property in case of emergency without notice
10. COMPLIMENTARY AMENITIES
LEV Collection provides the following complimentary amenities as part of your stay:
- Coffee, tea, salt, and olive oil
- Bed linen and towels
- Basic Wi-Fi
- Kitchen utensils
Additional amenities vary by Property. See your booking confirmation for details.
11. LEV COMMUNITY MEMBERSHIP BENEFITS
LEV Community members receive:
- 5% discount on all bookings
- Complimentary 2 PM check-in
- One complimentary additional guest (no extra charge)
- Exclusive discounts on last-minute stays and new Properties
Membership is managed through Guesty. Terms apply.
12. CLEANING
Cleaning Fee
A cleaning fee is included in your booking and covers standard end-of-stay cleaning.
Excessive Cleaning Charges
If the Property is left in a condition requiring extra cleaning beyond normal standards, an additional charge of 1,200 NOK + actual cleaning cost will apply.
13. CHILDREN & FAMILIES
Children of any age are welcome. Children aged 3+ are charged as adults.
Complimentary baby cot available for children 0-2 years (guests provide own bed linen).
Linen & Towels Bed linen and towels are provided and changed based on the number of registered guests.
14. LOST & FOUND
LEV Collection takes no responsibility for lost or forgotten items.
Items found may be held for 30 days. Return shipping costs are paid by the guest.
15. COMPLAINTS & SUPPORT
Your satisfaction is important to us. If you have concerns:
- Contact our support team immediately during your stay
- If unresolved, email guest@levcollection.no with details
- Provide documentation (photos, etc.) if applicable

16. INTELLECTUAL PROPERTY & DATA
By booking with LEV Collection, you agree that:
- All website content, design, and materials are LEV Collection's intellectual property
- You may not copy, modify, or use website content for commercial purposes
- Personal data is processed in accordance with our Privacy Policy
17. FINAL PROVISIONS
Governing Law These Terms and Conditions are governed by Norwegian law.
Amendments LEV Collection reserves the right to modify these Terms and Conditions at any time by posting updated terms on the website.
Dispute Resolution Disputes shall be resolved through negotiation. If unresolved, disputes will be handled in accordance with Norwegian law.
Full Agreement These Terms and Conditions, along with the Booking Confirmation and Privacy Policy, constitute the entire agreement between you and LEV Collection.
